Hong Kong Renters Insurance – Insurance Policy Explained

Living in Hong Kong normally means living in an apartment, or a flat.

If you are a new arrival to the city, it is unlikely that you will own a property, and you will typically be renting or leasing your home in the city. But, as with any city anywhere in the world, there are risks to living in Hong Kong – from electrical fires to typhoons, a lot of things can go wrong.

For a majority of Hong Kong residents dealing with those risks normally means investing in a Renters Insurance policy.

Renters Insurance in Hong Kong

What is Renters Insurance?

Renters insurance is also known as Home Contents insurance in Hong Kong.

This is a form of property insurance designed to protect individuals who do not own the physical structure of their home, but who still have an interest in the property due to the fact that it is their residence. Under a Renter’s insurance policy you will receive protection against loss or damage of your belongings, whether inside your home or not, as well as some ancillary benefits to help make your life easier in the event that your home becomes unlivable.

Renters insurance is referred to as “Home Contents” insurance in Hong Kong because this type of policy really deals with your stuff – the belongings you own and have in your home. If you’re getting married and are buying an engagement ring, you will likely be thinking about what you would do if anything happened to that expensive jewelry and consider purchasing a home insurance policy. But, if you have any computers, books, art, or even clothes in your apartment then a Home Contents Insurance policy is in a position to provide you with comprehensive protection against your financial losses should anything happen to those items.

Renter’s Insurance Protection In Hong Kong

Renters insurance is designed to protect your things.

It does this by offering you, as the policyholder, the ability to protect your possessions through the insurance with a Worldwide All Risks benefit. “Worldwide All Risks” does exactly what the name suggests – the insurance will protect your belongings, anywhere in the world, for any and all risks. No matter what happens to your luggage, or the things in your flat, unless specifically excluded from the policy (which really only relates to things like war, or acts of terrorism), you are covered for any financial losses you may experience in relation to your personal possessions.

If your laptop gets stolen while on a business trip in Paris, that is typically covered under a Hong Kong Renters insurance policy. If an electrical fire starts in your apartment while you are at work, and causes a total loss of your property, that is also normally covered under Home Contents insurance options in the city.

But Renter’s insurance actually goes beyond your belongings – if a fire in a neighboring apartment causes your flat to become unlivable (due to smoke damage), then it is possible to obtain renters insurance protection that provides funds for you to find temporary accommodations while your home is returned to normal. Similarly, if a power outage causes the food in your fridge to go rotten, then renter’s insurance is in a position to compensate you against that loss.

Renter’s insurance is actually an incredibly flexible type of coverage that can be made to fit your specific lifestyle and requirements.

Collections Insurance in Hong Kong

Renters Insurance Collections and Considerations

One of the major considerations with any Renters Insurance or Home Contents Insurance product in Hong Kong is the fact that there is often a cap on the total amount of protection available to policyholders who hold a standard policy.

In many cases, with a generic Hong Kong home contents insurance plan you will be capped at around HK$250,000 for claims against all your personal possessions. In addition to this, individual items will also be limited in their maximum claimable value; with limits typically appearing at around HK$10,000 – 25,000 per item. This, obviously, causes an issue for individuals and families who have more than HK$250,000 worth of stuff in their homes – even a single engagement ring could be over the single item limit for many standard renters insurance products in Hong Kong.

If you have an expensive collection, or a few expensive items that you are worried about insuring under your Hong Kong renters insurance coverage then it is important to do so on a Specified item basis, or through a specialized collections insurance policy.

Specified Item Renters Insurance

When taking out a Renters or Home Contents Insurance plan in Hong Kong it is critical to specify any important items that you want to include under the policy, but which may have a value exceeding the plan’s individual item claim limit.

By defining and specifying that item under your policy you will be able to insure that item for its full value, rather up to than the standard policy coverage limits. This ensures that, should anything happen to that item, you will be able to receive full protection against any financial loss you experience, rather than only having satisfaction from a partial claim.

Choosing to nominate and include specified items in your renter’s insurance coverage will mean that you can expect an increase in the total premium being paid. But the peace of mind gained from knowing that you are protected is often worth it in situations involving jewelry or watches.

Collections Insurance

The other option for ensuring high value items are covered under an insurance policy is through a standalone collections insurance plan.

From Magic the Gathering cards and Comic Books, through to Wine and Cigars, it is possible to obtain comprehensive and bespoke coverage for a unique collection – even if you do not own the physical structure of your home. Collections insurance is designed to accommodate the needs of the specific collection being covered; so, if you have brought your artworks with you from North America for the duration of your time in Hong Kong, and are worried about damage to those pieces, a simple renter’s insurance policy may not be right for you – but a collections insurance plan could be well worth considering.
